Questions
Can't find what you need? Email support@sabrsoftware.com and a person answers. Sources: violation records from HPD, the Department of Buildings and the FDNY.
Where does the data come from?
From violation records the city publishes: the Department of Housing Preservation and Development (housing code violations), the Department of Buildings (safety and ECB violations), and FDNY summonses heard at the Office of Administrative Trials and Hearings. Building size comes from the Department of City Planning's PLUTO tax-lot data.
Which buildings are included?
Apartment buildings with 3 or more units, and commercial and other buildings. One- and two-family homes are left out.
Do you include owners' or tenants' names?
No. We list buildings only: the address, BBL and BIN. Owners', tenants' and agents' names are never included, and neither are apartment numbers. Where the respondent on a DOB or FDNY violation is a company, we include the company's name.
Can I use this for tenant screening or rental decisions?
No. Our terms forbid using the data to screen tenants or to make any decision about renting to, leasing to or housing a person. It's for contractors and service companies offering to fix building problems.
How quickly do violations show up?
HPD violations within two or three days of being issued. DOB ECB violations and FDNY summonses take about a week. The Department of Buildings issues elevator, boiler, gas piping, facade and energy violations in batches when deadlines pass; those arrive the morning after DOB publishes them.
Will I get the same building twice?
Not for the same trade and class within 30 days. If it's cited for something new, a more serious class, or again more than 30 days later, it comes through again.
What do the classes mean?
HPD's class C and DOB's class 1 are immediately hazardous; HPD class B and DOB class 2 are hazardous; class A and class 3 are non-hazardous. “Missed inspection or filing” is DOB's periodic boiler, elevator, gas piping, facade and energy deadlines. FDNY summonses have no class.
Does a violation mean the building is unsafe?
No. Each row is what the agency cited on that date. Many are corrected quickly; the city's own records show the current status.
Can I filter by ZIP code?
Yes: enter ZIP codes when you sign up, and pick boroughs, classes and building sizes. Reply to any email to change them.
How do I cancel?
Anytime, from the customer portal link in every email. Cancellation takes effect at the end of the month you've paid for.
